Standardized Operating Procedures.

What a prospective client must do before receiving our services — posted under New York Real Property Law § 442-h, which asks this of every licensee in the State.

Who we serve

Amase Real Estate, LLC is a commercial real estate advisory and consulting firm. We work with companies that are leasing or acquiring commercial space — offices, schools, industrial and retail premises — as they grow into new markets.

Why this page exists. Section 442-h of the Real Property Law requires every licensee in New York to post the prerequisites a prospective client must meet before receiving services, and it names three in particular. They are answered below, and they apply to every prospective client.

The procedures

Before a prospective client receives services from Amase Real Estate, LLC:

1. Identification

We do not require a prospective client to show identification.

2. Exclusive agreement

We do not require a prospective client to sign an exclusive agreement before receiving services. Where Amase and a client later choose to enter into an exclusive representation agreement, that is a term of the engagement, not a condition of speaking to us.

3. Mortgage pre-approval

We do not require a prospective client to obtain mortgage pre-approval, or otherwise to demonstrate financing, before receiving services.

Applied to everyone

These procedures apply uniformly to every prospective client, without regard to any characteristic protected under the New York State Human Rights Law, the New York City Human Rights Law, or the federal Fair Housing Act.

The record

A date-stamped, notarized copy of these procedures is kept at our office, 875 Third Avenue, 6th Floor, New York, NY 10022, and is available on request. If the procedures change, this page is updated and a new copy executed within thirty days, and every prior version is retained for as long as Amase holds a license.
